The situation
This home had been on the market for 68 days. In that time it saw two price reductions — from $969,000 down to $900,000 — and was ultimately withdrawn unsold. That’s $69,000 in reductions and no contract to show for it. The home itself wasn’t the problem. A great room with soaring ceilings, exposed wood beams, a fireplace, and a wall of windows is a genuine asset in any market. But the space was largely vacant, and vacant at that scale reads as cold and difficult to place. Buyers couldn’t orient themselves in it, so they moved on.

What we did
The great room was the priority. At that scale, furniture selection isn’t just aesthetic — it’s spatial. We brought in a large sectional and an oversized rug to properly fill the room and give buyers a sense of proportion. A series of arched mirrors were placed deliberately along the wall to bounce natural light from the windows deeper into the space and to create visual symmetry with the window line. The dark wood of the existing beam details was echoed in the coffee table and side tables — a choice that grounds the room and makes the architecture feel intentional rather than incidental.
The family room off the kitchen was narrow, and the original furniture arrangement wasn’t working for it. We reconfigured the layout so seating faced toward the kitchen, which reads as an entertaining-friendly flow while still acknowledging the built-ins as a secondary use. One layout change, meaningfully different result in photos.
The primary bedroom had built-in platform beds and nightstands — good bones that just needed editing. We leaned into the clean lines of the existing pieces, kept the styling minimal, and elevated with crisp white bedding, statement art, and well-chosen accent pillows. The goal was a strong photograph, and that’s what it produced.
In the secondary bedrooms, the owner’s bunk beds and loft beds stayed. Rather than replacing them, we leaned into it — adding soft goods and accessories to make those rooms feel finished and intentional. A home at this price point in Ladue with that square footage is most likely to appeal to a family, and buyers with kids recognize a functional kid’s room immediately. Staging to your most likely buyer isn’t a coincidence, it’s a decision.
New photography and repositioned marketing accompanied the relaunch at $899,000.
