The situation
This is the kind of renovation that deserves to be seen correctly. A husband and wife investment team with a strong track record of restoring older St. Louis homes had done the hard work — thoughtful updates, classic finishes, quality throughout. The home was built in 1926 and it showed its character in the right ways. What it didn’t have was furniture, and vacant historic homes present a particular challenge. The rooms carry strong architectural personality — irregular walls, multiple windows and doors, a challenging bedroom layout — and without staging, buyers often focus on what’s awkward rather than what’s special.
The goal was to make the architecture the asset, not the obstacle.
What we did
The main floor palette was deliberate — light wood tones and white upholstery to keep the space clean and bright, black accents brought in for depth and definition, and medium-toned leather pieces to add warmth without heaviness. Oversized statement art was used throughout to give the rooms a sense of scale and intention. The finishes in this home skew classic, and the staging needed to match that without feeling dated.
The bedroom layout was the most technical challenge. With odd angles, multiple windows, and a Juliette balcony door all competing for wall space, a standard furniture arrangement wasn’t going to work. We positioned a queen headboard to offset the layout, which freed up enough room to place two properly scaled accent chairs near the balcony door. The result was a room that read larger and more functional than the footprint would suggest — and gave buyers a clear picture of how to live in it.
